




Most roof problems don't start with a missing shingle. They start with something smaller - an improperly installed vent, a failing flashing, a penetration that was never sealed the right way. Left alone, those small issues find their way into your attic, and moisture damage is a lot more expensive to deal with than a repair call.
On this one, we found a bathroom vent that had been set up incorrectly. The vent wasn't exhausting properly through the roof, which is exactly the kind of thing that pushes warm, humid air into the attic space. Over time, that leads to mold, rotted decking, and insulation that stops doing its job. We corrected the setup and installed the proper venting materials to get it working the way it should.
We also replaced a pipe flashing that was on its way out. Pipe flashings are one of the more common spots where roofs develop leaks - the rubber boot degrades, it pulls away from the pipe, and water finds its opening. Catching it before it fails is a completely different situation than dealing with it after water has already gotten in.
That's really what roof maintenance comes down to. A good roof inspection will catch these things while they're still cheap and straightforward to fix. We do this kind of targeted repair work all the time, and it's almost always a fraction of the cost compared to what happens when the issue gets ignored for a season or two.
